The covered terrace next to the kitchen offers space for ten people and gives wide views of the Umbrian countryside. A separate covered seating area next to the living room invites you to linger over an aperitif. 4 bedrooms are located in the main house and are all equipped with en suite bathrooms. All bedrooms have access to a balcony or terrace. A fifth bedroom can be easily added in the pool house. The pool house impresses with large arched windows and a large stone fireplace – there is also a separate bathroom, storage, and technical rooms. In the basement of the villa there is a temperature-controlled wine cellar with a tasting room. At the entrance gate of the property there is a winery with large glass doors overlooking a cozy terrace with a typical pizza oven.The spacious garden was created in collaboration with a designer from Catania, Sicily. Magnificent views, sufficient lawns, and diverse planting - cypresses, citrus and olive trees, espalier fruit trees, rose arbors and lavender fields create different spaces of nature. The heated infinity pool is located below the villa and offers breathtaking views. Just below the Italian Gardens, the property\'s extensive vineyards not only create a typical Mediterranean view, but also the harvest of different grape varieties. An impressive number of high-quality olives grow in the adjacent olive groves, making it possible to produce an excellent olive oil. A small private lake and other meadow and forest areas complete the property.The villa offers relaxation and is designed to bring people together while providing space and privacy.
